With the ballooning rise in bank foreclosures in San Bernardino coupled with the unprecedented unemployment rate, it may be possible that the local owners could turn into stray families as victims of the reeling economic depression. With lack of funds, foreclosed homes and unemployment problem, they are nowhere to go except to expect some help from the government. Even their furniture and equipment will be sold in a garage sale at very low prices in order to survive for a little longer.

Expert economists now fear that the unparalleled surge in bank foreclosures may not only be a weak property market but a disguised hurricane that could eventually sweep the whole economy of America. A renowned economics professor at the San Bernardino Cal State predicted that a forthcoming strong force can smash the whole County into a flat bed considering that bank foreclosures have increased even before unemployment problem has existed.

Residents of San Bernardino have become worried of the ongoing termination of jobs in the housing and financial sectors. They fear that one day, they may also be out of job in the wake of deepening economic recession. At the moment, residents are trying every effort to save their penny by avoiding unnecessary expenditures and staying away from consumer goods which are not among their basic necessities.

Based on Foreclosure Radar Report, foreclosures reached a 45% magnitude in the state at the end of 2008. The report also indicated that an estimated 9,000 homes were put to auction last month. This creates an omen that more adversities are on the way to come.

True enough because currently, 85,096 foreclosed homes are listed in San Bernardino with $749,000 as the highest price and $32,000 as the lowest. Based on the Veros Real Estate Solutions Forecaster, another 15% drop in the value of real estate is expected within the next 2 months with Modesto as the heaviest hit. Local analysts said that the drop in the property market will have a corresponding chain reaction to the finance, insurance and real estate tenants.

With the threat of mass layoffs from work, the residents are left with no alternative but to dispose off their homes since they can no longer afford to pay the monthly amortization with corresponding accrued interest charges. Local Real Estate Companies are now in the verge of collapse such as the Rancho Cucamonga-based PFF Bancorp, which has an outstanding loan of millions of dollars borrowed to construct homes at the height of the housing boom several years ago.

The company has reported bad loans amounting to $34 million in the last quarter of 2008. Levitz Furniture, Inc. posted bankruptcy in November 2008 causing a layoff of 158 employees. On the financial industry, Wells Fargo terminated 58 workers last month and JP Morgan Chase’s Ontario branch laid off 91 employees in December 2008.

Vacated jobs now exist in Rialto, San Bernardino, Redlands, Moreno Valley and Riverside Counties. With this unemployment catastrophe, there are no winners in the forefront except the home buyers and investors who are interested to buy foreclosed homes in San Bernardino County.

There is a marked increase in Texas bank foreclosures, and this offers a valuable investment opportunity for property bargain hunters. Virtually anyone is able to take advantage of this market, you don’t have to have a great deal of experience in the property market, just a few items of know how to ensure that you are making the right choices.

Although there is actually a nationwide housing crisis, foreclosure markets are showing a marked increase in sales. More home buyers and investors are approaching this market in an attempt to purchase property and secure a dream home at greatly discounted prices. Many are fixer uppers and anyone who is handy with a paintbrush can soon have a fixer upper looking better.

Texas bank foreclosures are properties that have been repossessed by banks, they cannot keep these properties in their inventory for eternity as the cost money to hold, they have to be sold for the bank to recover their losses on the default. Banks are open to negotiation regarding lower selling prices for properties in need of repair.

It is the great American dream to own your own home, that together with 2.5 children and a family pet or two, and it all completes the picture. Texas is the state for wide open spaces but with the weakened economy many people are losing their homes to Texas bank foreclosures. While these people are victims to a foreclosure system that appears to have gone haywire, their responsibility as pet owners does not end when their home is foreclosed. Not to say that this is only happening in Texas, but throughout the US people who are having their homes foreclosed upon are leaving their pets behind when they are evicted. They have become forgotten victims who cannot speak for themselves.

Many investors are involved in the business of purchasing Texas and other bank foreclosures. And not all people have ignored the little victims of foreclosure. To this end the “Help for Foreclosure Pets” or FCP has been formed. It is a resource that is available online, and provides support to home owners, real estate agents and investors alike, who find these little guys left alone and abandoned in foreclosure homes. They make sure that any pets found at foreclosed properties are taken in and cared for until alternative accommodation or homes may be found for them.

The FCP appeals to investors and real estate agents who find abandoned pets in foreclosure properties to contact them, and not simply drop the animals off somewhere where they are unable to fend for themselves. They have centers and volunteers throughout the nation, in all communities who will foster these animals until homes are found, please make use of this service. If you cannot find a FCP service in the community where your have found a foreclosure pet, then please use the local pet shelter. Financial crisis is difficult for everyone; pets can be cared for by willing people and not just left behind to die.

Moreover, the buyers should also try and avail some information about the history of the bank repo homes in Michigan they are investing in.

The real estate investors can also sell these bank repo homes in Michigan further at an increased price and make considerable profits. But for having these profits they will have to make some repairs in the bank repo homes in Michigan they have bought. These repairs can pertain to minor water or electricity supplies or the re-painting of the house to give it an attractive appeal.

With few exceptions, the state of Mississippi will not offer you a very good opportunity to get foreclosed property. So if you are in the market to buy land or a home, this is a state that you might do better if you walked away from.

The real estate disaster facing the rest of the country is only sitting at 0.011 percent in the month of December. That means that he entire month of December, a total of 132 homes entered foreclosure in the state of Mississippi.

Compare that, if you will, to the state of California in December where a staggering 89,500 new properties entered the foreclosure market. That should give you a good indication to the lack of crisis going on in Mississippi.

Yes you certainly can find some property here if you are set on owning one Mississippi foreclosures for sale. You can actually find some nice, fairly new construction near major cities in nice subdivisions for a nice low price. The problem you might face here is that when the crisis is over and you want to sell out, there might not be as avid a market as you might find in a more popular and desired location.

This is not to say that there is not an exception to the rule, there certainly may be a diamond in the rough out there that will be a great low cost property that will bring a nice profit for you when the market turns back and people start buying again. That however will be the exception rather than the rule.

The state of Mississippi has done well at staying away and avoiding major issues with the banks and as a result the foreclosures here are going to be less that enviable and that is good news for the people that live there but not so good of news for anyone looking to buy quickly.

If you are in the market and looking to purchase some properties that have fallen into foreclosure and are looking for a wide cross section of types, styles, locations and price ranges. The state of West Virginia might be a viable option for you to examine. It has been offering up a steady amount of new foreclosures for the last couple years so it can offer lots in the way of foreclosures if you are buying.

The cross section here ranges from older homes to new construction, you can find property in the smaller mining communities and the larger urban areas and you can find everything from single family homes to multi-family condo units up for sale in the system here. The prices might also surprise you since the good majority of them range from somewhat inexpensive to slightly under the nation average for a comparable unit.

While this denotes a decent buy when you go to purchase, keep in mind that there is not a lot in West Virginia that would be an incentive for people to travel there once the money and housing issues facing America are solved. So even though you will initially purchase the property at a good price and the taxes will be bearable for what you buy here, the turn around time in actually getting the unit re-sold might be considerable and the amount of profit realized from that sale may well be less than you might feel is good.

There is no indication that people who do purchase will make huge profits, but the best guess of the experts is that the resale will produce profits, they are just not going to be as impressive as a similar land purchased in other states will produce so you should consider your options and individual situation carefully before investing here.

The state of Tennessee will offer you a lot to see if you are looking for a foreclosed property to purchase as an investment. Not just because Tennessee has been hard nit due to the current real estate mortgage issues. But more so because Tennessee has run rates fairly high on foreclosures since at least January 2007. So there has been a large amount of property entering as new foreclosures monthly for at least the last two years.

The advantage of this is that you will be able to find a large cross section of available property. You will be seeing every thing from condos to river front property. There are a lot of Mountain-view and actually on mountain property available and plenty of Urban and metro places. You can locate brand new property to purchase and you can fin homes over a hundred years old and practically everything and anything in between.

Depending on how you look at it, that might be good and it might not. It is great because you should be able to find the exact real estate that your heart desires. The other half of that is that the state has been in such a state of foreclosure for so long that even once the country rebounds from the crisis we are in and banks begin again lending to people so they can buy houses once again, you have to wonder if your investment will be an easy sell and whether it is going to bring a decent profit or not.

Historically speaking the foreclosure rate should tell you that there is a problem in the state of Tennessee and it was there before the crisis and will be there after the crisis. You will need to decide if that is a good calculated risk or not.

The state of Iowa is known for corn, flat land and being the birthplace of John Wayne. The economy lately has also added the Midwestern state onto the list of states suffering in the foreclosure crisis that has gripped the nation. As we have seen, other midwestern states have been suffering longer than some of our sister states due to the crises affecting the farmers for many years reached the general population. Today the rest of the country is facing the foreclosures that have plagued the mid section of the country for many years. There are homes in foreclosure here that have been there for many years and there is a steady influx of new foreclosures every day. While there is a lot of property out there, you should be aware that there is a lot of it which contains not only a home or other structure, but since there are still a lot of farm foreclosures, you will find that there are other buildings there and some may contain not just a little but a lot of land. Acres of it in fact are attached to many of these farms. And although the state ended the month of December 2008 with only a 0.067 percent foreclosure rate that is still high for an area of the country where most of the land is family owned and has been in the family for generation after generation. The month-to-month numbers have remained fairly steady and while the forecast is for things to stay pretty much where they are in this portion of the country with little change up or down, it is still a heartbreaking state of affairs to watch land being foreclosed that has been under the same family name for so long and it is sad knowing that the trend is going to continue.

Today’s foreclosure market is a bad time to be uncertain about your life. If you are in danger of having a property slip into foreclosure you know that better than anyone. However, if you are sitting fairly well and inclined to do better, it may well be the perfect time for you to invest in the purchase of some real estate from a foreclosure market.

The state of Pennsylvania is going to offer you, as an investor, a limited amount of diversified property from which to choose. That is due exclusively to two factors.

First, a lot of land here is and has been family owned for generations and is owned free and clear and is not likely to fall prey to the economic monster attacking the country at this time. And two, the property that has fallen into the foreclosure market is mostly located in or very near the major population centers in the state, which have been the hardest hit in this crisis.

That means that Philadelphia and Pittsburgh are tow places where you will find the vast majority of the foreclosures that are available for sale at this time and those numbers and locations are probably not going to change throughout the scope of this issue.

Most of the housing that is available in those areas is going to be recent construction so what is available should be of decent quality and should provide you a decent resale value when the economy returns to normal and people once again begin to purchase real estate. But it is going to severely limit what you are going to find and definitely where you will find it. The upside of that is that those two towns are historically good areas to buy and typically a well built and well maintained home in those areas will sell quickly and at a decent price once things stabilize in the market.
